Marie and I have been thinking of getting a new house for a while now, and were planning on building another with more floorspace. The one we have now is nice (3 bedrooms, gameroom in basement, nice open kitchen/dining room/living room, 1150 sq.ft of living area not counting basement), but with my parents' appartment in the basement, plus us wanting another child, things were starting to look a bit tight.
We were planning on getting one next year, when, lo and behold, we see a NICE one for sale on the web... 2 minutes from where we are. 2-storey cottage, 2200sq.ft of living space + full basement appartment already there, workshop (garage with a standard door...), not one but 2 brick fireplaces (ground floor and basement), living room AND family room, 4 BIG bedrooms, big-a** deck in yard (28 x 20), no sump pump needed (rare in Saint-Lazare), basically, near perfect! Just needs a little updating in upstairs bathroom and kitchen... no biggie. It is in move-in condition!
Other bonuses: campground up the street has a beach on a lake (and some games!!!), quiet street, walking distance to the village, school 2 blocks down, local bar 8 houses down (for a nice brewski!), no rear neighbor and never will have one, and I can even install a deck or even a solarium above my garage!!!
Price? 50 grand UNDER current market!!!!! I am sure to nail it for 240000$. Therefore, I would have to fork out a 30000$ difference between mine (average price a house like mine sells for around here) and that one.
Let's just say that it's a no-brainer. I signed with the same real-estate agent as the seller for less hassle.
Gimme a month after I move in, and we will have one hell of a party!!!
St-Lazarre is a very nice place to live, i come from a small town myself and doesnt like downtown Montreal much... if i was working closer to there i would seriously consider selling my house on the island and buying a bigger one.
Prices in Anjou went sky high just after i bought my house in 2001 I could not even buy one today... talk about luck. If i was to move to a smaller town, i would seriously benefits from that, one day maybe...

Like I said, appartment is already there!!!! It even has it's own entry from the workshop!!! The only problem is that the appartment is the entire basement... no gameroom... but it is too big for their needs. I might just put all my machines where the fireplace is... make it a nice gameroom / lounge.

I also put in a preliminary offer on the Addams Mansion... 235000$. My guess? I will get it for 240000$

Wow, your real estate market is very different than Ottawa. When we bought our house (this is 7 years ago, though), we had an answer back within a couple of hours. Then we had 2 hours of back and forth neg. Thank God for cell phones, my Wife and I enjoyed an evening stroll by the Parliment Buildings as the negotiations continued. Cann't imagine waiting a day to get a reply to an offer.
Toronto's even crazier (or at least was). When my brother-in-law was looking, he would get a call that a place had just been listed and would have to check out the place that night. Often the house sold the same day for as much, if not more, than the asking price. Imagine the stress of buying in that environment. Yikes!
