Forgot to add... my gameroom will be roughly twice the size, with a fireplace. Still debating between a poker table, or more games... hmmmm.... I might start shopping this fall if all goes well...

Papers were signed today, making it official. My buyer's home inspector went all over the house (he actually went overboard according to my neighbors... even checked the outside walls with a level...) and found absolutely nothing. He says that doesn't happen often... Must be because of the master carpenter who did the work on my house... namely, ME!

Should be moving on July 30th... trying anyways, due to the fact that it's a Sunday... Looks like I will be taking the rest of that week off...

The inspector was using the level to put on a show to justify his bill.
in case nobody saw the news story  last month.  How many years training do you think it takes to be a home inspectors? Actually there is no training or certification. All you need to do is fill out the application and voila: quebec recognizes you as official home inspector.

there's a nasty court case (first of it's kind in quebec) where the inspector is being sued for massive negligence and incompetence.

didn't mean to side track or rain on your parade, Sparky. congrats on the new digs so soon. just pointing this out that you can't trust anybody and must learn to inspect the home yourself. or at the very least ask the inspector "how many fingers and what job did you have before being a home inspector"
