Although I agree with exposure and price, having lived and played in both places, I would say the opposite is true about "seedy"... BUT that's because at Carlaw we felt safer having the Paradise Riders safe house around the corner ... no one would ever dare break into your house .. for fear of crossing "mother". (We owned a house on Booth Ave. south of Queen.)

When I had a large studio at Carlaw and Dundas, it (and everything else in the area) was heavily infested with cockroaches.  Drove me batty.  Damned property owners were cheap b*stards and a pain to deal with. The area was slowly improving, with the introduction of more condos and upscale houseing, I had no problem walking anywhere in that area at night though.

Personally I think in the long run you'd have better luck acheiving a "Marvin" if you were located in the burbs, or Clifton Hill.  But then what do I know.  I think you should go talk to someone with experience, call Mike Hanley at "The Church" - I'm sure he can give some sageous advice.

Taste of the Danforth doesn't go that far, unfortunately

BUT I'm totally for the place on the Danforth.. being on the subway line alone is golden, and people will feel much safer in that area than in the industrial part of town.. dooo eeeet!!

Woodbine and Danforth may have been a seedy part of town back in Websherpa's day, but the area really has changed.

Funny how by not jumping on the first thing, the options keep improving. The only issue that jumps out at me is the basement being an unsupervised area. I dont know how  cameras can really make that much difference. Security will be important.

Sigh, no one gets ironic sarcasm (or socratic irony) anymore...   Both Leslieville and the Woodbine Corridor have undergone fantastic changes and experienced their fair share of "seediness"

(I've also lived near High Park, Dundas and Roncesvalles, Yonge and Davenport... but I'd have to say that Gerrards' Pizza (at Coxwell) WAS the best back then (and probably still IS) - ... but then again I've lived way the hell out of town now in Waterdown (on purpose) for the past 10 years ... so what me know?

Yes the basement is going to be a secure area, maybe even a "members only area" or escorted tour type of deal , hence becoming a trusted member allows you access.

Just went to check out the place on danforth, it is pretty large, and pretty nice. Supposedly someone else is going to see it tomorrow, but Im going to take the day off work to make a deal. By the way, just acquired this for the museum:Midway white Lightning
